D\u00e9codage.<\/p>\n<p><!-- \/wp:paragraph --><\/p>\n<p><!-- wp:heading --><\/p>\n<h2 class=\"wp-block-heading\">Ashok, peux-tu nous expliquer ce qu\u2019est un <em>management contract<\/em>&nbsp;?<\/h2>\n<p><!-- \/wp:heading --><\/p>\n<p><!-- wp:paragraph --><\/p>\n<p>Le <em>management contract<\/em> est \u00e9galement connu sous le nom de mandat de gestion, ou encore contrat de gestion. <strong>C\u2019est un contrat juridique parmi d\u2019autres, au m\u00eame titre qu\u2019un bail 3-6-9.<\/strong><br \/><strong>Le mandat de gestion lie un op\u00e9rateur (Wojo en l\u2019occurrence) et un propri\u00e9taire d\u2019actif immobilier<\/strong>&nbsp;: l\u2019op\u00e9rateur assure alors pour ce dernier la gestion op\u00e9rationnelle de l\u2019immeuble, y compris les services. Il se charge donc du \u00ab&nbsp;pilotage&nbsp;\u00bb de l\u2019actif, de son animation, de l\u2019accueil, de la restauration\u2026 Ainsi que de la commercialisation des surfaces d\u2019espaces de travail flexibles (espaces communs, privatifs ou salles de r\u00e9union).<\/p>\n<p>&#x1f449;En r\u00e9sum\u00e9, le <em>management contract<\/em> permet \u00e0 un op\u00e9rateur de \u00ab&nbsp;g\u00e9rer&nbsp;\u00bb le site pour le compte d\u2019un propri\u00e9taire au travers de m\u00e9thodes et proc\u00e9dures \u00e9prouv\u00e9es.&nbsp;<\/p>\n<p><!-- \/wp:paragraph --><\/p>\n<p><!-- wp:heading --><\/p>\n<h2 class=\"wp-block-heading\">Wojo As A Service (WAAS), c\u2019est quoi&nbsp;?<\/h2>\n<p><!-- \/wp:heading --><\/p>\n<p><!-- wp:paragraph --><\/p>\n<p>WAAS est une offre d\u00e9ploy\u00e9e par Wojo, qui joue le r\u00f4le d\u2019op\u00e9rateur selon les termes du contrat de gestion. Ce peut \u00eatre par exemple une entreprise qui s\u2019est engag\u00e9e sur 10&nbsp;000 m\u00b2 et qui, \u00e0 l\u2019issue de la crise, estime qu\u2019elle a 3000 m\u00b2 en trop. Nous prenons alors cette surface en mandat de gestion afin d\u2019y d\u00e9ployer des services et\/ou d\u2019y installer d\u2019autres entreprises.<\/p>\n<p><!-- \/wp:paragraph --><\/p>\n<p><!-- wp:heading --><\/p>\n<h2 class=\"wp-block-heading\">Pourquoi Wojo a-t-il fait le choix de s\u2019appuyer sur le principe du <em>management contract<\/em> pour son offre WAAS ?&nbsp;<\/h2>\n<p><!-- \/wp:heading --><\/p>\n<p><!-- wp:paragraph --><\/p>\n<p>Il faut savoir que le contrat de gestion existe depuis des d\u00e9cennies&nbsp;! Il est d\u2019ailleurs courant outre-Manche, o\u00f9 on le pr\u00e9f\u00e8re au bail commercial jug\u00e9 trop contraignant.<br \/>En France, le mod\u00e8le d\u2019Accor repose en grande partie sur ce type de contrat, qui pr\u00e9sente l\u2019immense avantage de r\u00e9mun\u00e9rer la performance : c\u2019est donc \u00e0 mon sens <strong>une solution qui incite les op\u00e9rateurs \u00e0 se challenger<\/strong>. &nbsp;&nbsp;<\/p>\n<p><!-- \/wp:paragraph --><\/p>\n<p><!-- wp:heading --><\/p>\n<h2 class=\"wp-block-heading\">Quels sont les points forts de cette solution ?<\/h2>\n<p><!-- \/wp:heading --><\/p>\n<p><!-- wp:paragraph --><\/p>\n<p><strong>Passer par exemple 20% de son actif en WAAS constitue une opportunit\u00e9 de le moderniser, d\u2019am\u00e9liorer l\u2019exp\u00e9rience du locataire et r\u00e9pondre aux nouvelles attentes.<br \/><\/strong><br \/>En d\u00e9l\u00e9guant la gestion op\u00e9rationnelle de son actif, le propri\u00e9taire :<br \/>- optimise la performance de l\u2019immeuble tout en gardant la main, puisqu\u2019il maitrise les choix du gestionnaire\u00a0;<br \/>- assure une continuit\u00e9 dans la gestion op\u00e9rationnelle vis-\u00e0-vis des locataires\u00a0;<br \/>- adresse une typologie plus large de clients\u00a0: des TPE\/PME qui recherchent une solution immobili\u00e8re agile, des entreprises en recherche de services, d\u2019ambiance stimulante, et celles soucieuses du bien-\u00eatre de leurs salari\u00e9s\u00a0;<br \/>- am\u00e9liore par l\u00e0 m\u00eame l\u2019impact environnemental de son actif en luttant contre les m\u00b2 inoccup\u00e9s (gr\u00e2ce \u00e0 un taux d\u2019occupation optimis\u00e9)\u00a0;<br \/>- g\u00e9n\u00e8re des revenus sup\u00e9rieurs \u00e0 ceux d\u2019un bail classique (jusqu\u2019\u00e0 30% de revenus suppl\u00e9mentaires\u00a0!), notamment gr\u00e2ce \u00e0 la plus-value justifi\u00e9e par une meilleure proposition de valeur. Cette derni\u00e8re progresse en effet significativement du fait des services propos\u00e9s au sein du b\u00e2timent et \/ ou de l\u2019am\u00e9lioration du niveau de standing du site, qui devient ainsi plus attractif pour les locataires\u00a0;<br \/>- r\u00e9mun\u00e8re l\u2019op\u00e9rateur en fonction de ses performances.<\/p>\n<p>&#x1f449;Un bel exemple de <em>management contract<\/em> va ouvrir ses portes avec le Wojo Pigalle (Paris 9<sup>e<\/sup>) en 2022, o\u00f9 nous allons g\u00e9rer un immeuble du groupe Jean Turon REALMUR. En partenariat avec ce dernier, nos \u00e9quipes s\u2019appr\u00eatent \u00e0 y am\u00e9nager un espace de coworking, bar, salles de r\u00e9union et quelques bureaux privatifs qui seront tr\u00e8s prochainement commercialis\u00e9s.
